Bill Paying in Los Cabos

“I Didn’t Get the Bill” Is Not an Excuse

Why bill paying in Los Cabos is different

In Los Cabos and elsewhere in Mexico, your bill is due whether or not it ever reaches your mailbox or inbox. Mail delivery is unreliable, many homes and condos have no street delivery at all, and paper bills often arrive late, land at the front gate, or never show up.  Many providers deliver bills to you online and even then that’s not 100% reliable.

The utilities and the municipality don’t care. “I didn’t get the bill” is not an acceptable excuse — late fees, reconnection charges and service cut-offs apply all the same.

The fix is simple: stop waiting for the bill. Know what you owe, how often, and set recurring reminders on your phone so the warning comes to you.

Let your phone be the bill

Your phone’s task app is your new mailbox. Set each bill up once as a recurring task, and it will warn you every cycle — no paper required.

iPhone (Reminders app)

  1. Open Reminders and tap New Reminder.
  2. Name it clearly, e.g. “Pay Telmex”.
  3. Tap the i icon, turn on Date and Time, and pick a day about 7 days before the usual due date.
  4. Tap Repeat and choose Monthly, or Custom for every 3 months (for CFE, use yearly reminders by bill month — see below).
  5. Turn on Early Reminder for a second warning a few days earlier.

Android (Google Tasks or Google Calendar)

  1. Open Google Tasks and tap +.
  2. Name the task and tap the clock icon to add a date and time.
  3. Tap Repeat and set every month, every 3 months or every year (for CFE, see below).
  4. Tasks also appear in Google Calendar, so you see them alongside your schedule.

Tips that save you time and trouble

  • Set the reminder 5–7 days before the due date, not on it.
  • Create a separate list called “Cabo Bills” so nothing gets buried.
  • If someone manages your home while you’re away, share the list with them.

Monthly bills: Telmex, Water and Telcel

Three bills come due every month. Set each as a monthly repeating task.

Telmex (home internet and landline)

  • Billed monthly, with a fecha límite de pago (payment deadline) each cycle.
  • Miss it and service can be suspended, with a reconnection hassle on top.
  • Best you pay through the Mi Telmex app or telmex.com, Telmex takes US and CDN Credit Cards.

Potable Agua Los Cabos (OOMSAPAS)

  • Water and sewer are billed monthly by OOMSAPAS Potable Agua Los Cabos, the municipal water operator.
  • Paper bills are typically left at your door or with your HOA security gate.
  • Pay online with your account number or in person at an OOMSAPAS cashier office.
  • An unpaid water account can be cut off.

Telcel (mobile phone)

  • Bill phone (plan) customers are billed monthly; prepaid users simply recharge.
  • Pay in the Mi Telcel app, online, at Telcel stores or at OXXO.

Every two months: CFE electricity

CFE (Comisión Federal de Electricidad) bills residential customers bi-monthly — one bill covers two months of use. Phone task apps don’t handle “every 2 months” well, so don’t rely on that repeat setting. Instead, set six separate reminders, one per bill month, each repeating yearly.

How to set up your CFE reminders

  1. Establish your bill months from your billing cycle. Most homes fall on even months (February, April, June, August, October, December) or odd months (January, March, May, July, September, November).
  2. Find the reading end date on your bill — the last day of the billing period (periodo facturado).
  3. Create one reminder for each bill month on that day. If the reading ends on the 11th, set “Pay CFE — February” for February 11, “Pay CFE — April” for April 11, and so on.
  4. Set each reminder to repeat yearly.

For an even-month cycle with readings ending on the 11th, your reminders look like this:

Example
Reminder Date Repeats
Pay CFE — FebruaryFebruary 11Yearly
Pay CFE — AprilApril 11Yearly
Pay CFE — JuneJune 11Yearly
Pay CFE — AugustAugust 11Yearly
Pay CFE — OctoberOctober 11Yearly
Pay CFE — DecemberDecember 11Yearly

Good to know

  • Each bill has a due date (fecha límite de pago); after it passes, CFE can cut power and charge to reconnect.
  • Pay in the CFE Contigo app, at cfe.mx, at banks, at OXXO and other stores, or at CFEmático payment machines.  For more on paying your CFE bill and other essential CFE tips and information got to our CFE Blog Section.
  • Watch summer bills: air conditioning can push usage past the subsidized limit into the much higher DAC rate.
  • Seasonal residents: arrange auto-pay or have a property manager arranged to pay your bills before you leave.

Quarterly (typically): HOA dues

Most Los Cabos condo and gated-community associations (HOAs) bill dues quarterly in advance, though some bill monthly or annually. Check your HOA’s schedule and set a task to match — usually every 3 months.

  • HOAs can charge late fees and interest on overdue balances, and unpaid dues can create problems when you sell.
  • Many HOAs bill by email or through an owner portal — make sure they have your current email address.
  • Ask the HOA Administrator for the exact due dates for the year and enter them all at once as Q1 Dues, Q2 Dues, etc. then set them to repeat annually.
  • Note the HOA’s bank details (often a Mexican peso account or a US dollar account) in your reminder, so payments are quick.
  • Special assessments happen. Read HOA emails and meeting minutes so a surprise bill doesn’t become a late one.

Once a year: Municipal Property Tax (Predial)

Annual Municipal Property Tax (impuesto predial) is paid once a year to the Tesorería Municipal de Los Cabos — and paying early pays off. In 2026 the municipality offered 20% off in January and February and 10% in March Discounts are set each year, so confirm the new schedule every January.

  • Set an annual reminder for early January, with a backup in mid-February.
  • Pay online on the Tesorería’s portal by Visa or Mastercard (international cards accepted).
  • Or pay in person at City Hall in San José del Cabo, at Plaza Tamaral in Cabo San Lucas, or at other municipal collection offices – read more here.
  • No bill is mailed to remind you. Missing the window means losing the discount, and late payment adds surcharges.

Your Los Cabos bill calendar

Set these six reminders once and you’ll never be caught by a missing bill again.

Bottom line: The bill is your responsibility, not the service provider’s or the mail carrier’s. Let your phone do the remembering, pay a few days early and enjoy Los Cabos.
